But first things first - and to begin with, we'll go over the BC Financial Services consumer protection form, "Your Relationship with a Real Estate Professional," that outlines how consumers and real estate agents work together. This required form provides valuable information about consumer protections and permits a deeper conversation about your specific needs, for purchase or sale.
Often times, a conversation may start with a very specific interest, such as "I'm interesting in looking for a new home" or "I'd like more information about a particular property, or "I'm thinking about selling, but not sure whether it's the right time," and depending on the information you require, it is likely we will go over the process of buying and selling and move forward to developing a concrete plan to address your needs.
I will provide all the information you require and you won't need to worry about any "high pressure sales tactics," if you decide to work with me. The process to buy or sell a home is detailed, yet usually, straightforward and I will help you to make informed decisions about how to proceed to accomplish your goals.
Buying a home...
We'll explore your ideas about the type of home that's right for you, We'll consider your top locations, the features that you need or want in your dream home, your budget and pre-approval status. We'll review market trends and the steps in buying a home and go over the common forms that are used to complete a purchase. We'll problem solve to find the best solutions to your particular situation and I'll help you find any additional professional resources you might need along the way such mortgage brokers, home inspectors, notaries and real estate lawyers. You will be well prepared, so that when the right home comes along, you will be ready to make an offer to purchase.
Selling your home...
The decision to sell your home is a big one and selling your home also usually entails having a plan about where you will go once the home is sold. The process often starts with finding an answer to the question of whether the time is right for YOU to sell. We will explore your ideas and goals and carefully look at market information to ensure you have all the information you need.
Quite often, the process of selling a home, will involve previewing the types of homes you are thinking about moving to. For example, if you are thinking about selling a detached home and moving to a condo, it is often helpful to take a good look around at a few, or even several properties to see if you will be able to find a home that meets and exceeds your ideas for moving forward. In some cases the search for a new property, ends up with the homeowner deciding to stay put...and that is fine too!
Once you decide that the time is right to sell, I will walk through your home with you so you can point out the features and upgrades that make your home special! We will talk about all the aspects of marketing the home and discuss how we will position your home to get the best possible exposure for the greatest number of prospective buyers. Of course, with all the information about staging and showcasing homes and gardens that is available through social media and magazines, it will also be important to find your personal comfort zone in the preparation and presentation of the property! I will be happy to help you with with suggestions about what is possible.
There are of course, quite a few forms to be filled out - but rest assurred, I will complete all the details and fully explain all the forms so that you are comfortable and confident as you move through the process. Throughout, I will provide you with the necessary information and you will make the decisions that are right for you all the way through the process from preparation to acceptance of an offer and beyond.
